Kaleidoscope, Lindsey Street, London

Kaleidoscope offers 88,500 sq ft of beautifully designed workspace directly connected to the new Elizabeth Line station at Farringdon. Our role has been to work with the design team in reviewing their proposals and helping to identify an occupier’s operational needs linked with the flexibility of a modern multi-occupied office.

Our Client adopted the principles of Soft Landings and we attended all architect meetings, workshops and off site reviews for the mock ups. We advised and the client agreed that the M&E team would be on site 12 weeks before practical completion. We had several training workshops including the future window cleaners, cleaners, security teams and Ashdown Phillips team. During all value engineering exercises, the client ensured that we had a voice and very quickly Mace (the construction contractor) came to understand that we all had the clients best interest at heart. This ensured that the buildings practical completion was quick and pain free with minor snagging.

As the construction programme progressed, we have been instrumental in drawing together information ready for letting and occupation including an easily accessible platform for O&M information, occupier handbook, fit-out guide and service charge budget.

Ahead of practical completion, which was announced in December 2019, we completed all the tasks ready for the new customers including testing, deep cleaning, appointing front of house and maintenance staff. Throughout this exciting development the Ashdown Phillips have been there to support the Client with advice and practical knowledge, as well as leadership in readying the building for occupation and assisting with the letting.
