In recent years we have seen huge value, as have a number of our Clients, in ensuring that we are involved at the earliest possible stages of construction and redevelopment projects which are commonly split into the following stages:
In the majority of cases, our clients will engage with us at stages 2 or 3, and our immediate focus is supporting on the design and architectural workshops to help shape the final project and operation of the building. As mechanical and electrical plant and equipment is installed and commissioned, we develop and roll out a training programme for all key operational elements.
We ensure support staff from each service stream are recruited and in post well ahead of practical completion which ensures all parties are fully aligned to deliver above and beyond Client expectations. Part of this process includes training and development in relation to operation and maintenance (O&M) and cross-collaboration on the occupier handbook and fit-out guides. During this process, all elements of operations are considered as well as the service charge budget.
A key deliverable for us is the smooth transition from the development phase to the management phase. Aside from the technical aspects, a key driver is working with our clients and their solicitors to contribute to the drafting of occupational leases.
