Role Overview

As Associate Director, you will take ownership of service delivery across multiple properties, ensuring operational excellence, regulatory compliance, and an outstanding occupier experience. You will work closely with senior leadership to drive the FM strategy and support business growth.

You will lead across four key pillars:

  • Health & Safety Leadership
  • People & Performance
  • Operational Facilities Management Excellence
  • ESG & Sustainability Delivery

Act as a visible ambassador for the company’s values, consistently demonstrating them in behaviour, decision-making, and leadership. Champion a culture where our values are embedded in everyday activities, actively promoting and reinforcing them across teams. Align actions and initiatives with the wider company strategy, helping translate strategic goals into practical outcomes while inspiring others to do the same.

Key Responsibilities

Health & Safety Excellence

    • Champion a culture of safety and compliance across all assigned properties.
    • Monitor statutory compliance and lead monthly reporting and review meetings.
    • Provide expert guidance and act as a support hub for FM teams on H&S matters.
    • Identify and deliver impactful training to elevate competence across the region.

People Leadership & Development

    • Inspire, mentor and develop direct reports and wider FM teams.
    •  Build strong succession plans and develop future leaders.
    • Conduct regular performance and operational reviews to maintain​high standards.
    • Ensure teams fully understand their roles and deliver consistently strong results.

Operational FM Leadership

    • Develop and refine policies, procedures and best practice standards.
    •  Lead regional procurement and oversee contractor performance to ensure exceptional service delivery.
    •  Drive best-in-class supplier management through strong relationships and KPI performance.
    • Ensure financial accountability across budgets, service charge management and cash flow.
    •  Conduct regular site audits, implementing clear action plans for continuous improvement.
    • Act as an escalation point for clients and occupiers, delivering confident and solutions-focused leadership.

ESG & Sustainability

    • Partner with the Head of Sustainability to implement meaningful environmental initiatives.
    • Identify energy efficiencies and carbon reduction opportunities across the portfolio.
    • Support client ESG strategies, ensuring accurate reporting and measurable impact.
    • Share best practice and actively contribute to company-wide sustainability initiatives.

About You

You are a natural leader who thrives in a fast-paced commercial property environment. You combine operational expertise with strong commercial awareness and outstanding people skills.

You’ll Bring:

    • Significant experience in Commercial Property Management.
    • Proven leadership and team management experience.
    • Strong contractor and supplier management expertise.
    • Excellent client relationship and customer service skills.
    • Commercial awareness and financial acumen.
    • The ability to make confident decisions and act on initiative.
    •  Exceptional organisational skills with the ability to meet deadlines.
    • Strong communication skills, able to influence at all levels.
    • Advanced IT capability, particularly Microsoft Outlook, Word and Excel.
